When purchasing a new or used home, the lender may require a Termite Inspection. Even if it is not required, it is a wise move to have the home checked for your peace of mind.
There is a little more involved in the inspection process than just looking for termites.
One problem is that the whole structure can not be inspected. Normally the inspector can only look at one side of the wall, leaving the other side of the wall unable to be checked. And there is furniture and appliances causing a visual inspection to be impossible. I have read that normally less than 40% of a structure can be inspected at best.
Sometimes the person selling their house may make repairs to termite damage, and that will make a visual inspection impossible.
